1. STRUCTURE GENERAL
– A structural system shall be constructed with reinforced concrete carcass in accordance with the Final
Earthquake Regulation. Foundations shall be constructed as Radiogeneral foundation. Each manufacturing
will be controlled by the audit company during the construction. – Static analysis programs with international validity will be used in static calculations and static projecting
will be made according to the latest Earthquake Regulation. – Soil and foundation surveys will be carried out in the project. – Internal walls shall be made in the form of gas concrete and/or block bims and/or brick wall and/or
gypsum cardboard panel wall production. – All materials to be used shall be in TSE norms
2. HEAT, WATER AND SOUND INSULATION
– Heat and water insulation will be made in the buildings in accordance with the project. – Waterproofing shall be made on the foundations and outer curtain walls. – Waterproofing shall be made in all wet areas and balconies. – Sound insulation shall be made in accordance with the project in the required places of the blocks.
3. ROOF and FACADES
– Facade application will be made on the facades in accordance with the project. – Brick and /or sheathing and / or metal coatings shall be used as hell elements. – In the exterior facades, Class, insulated aluminum joinery will be made. The glasses shall be
double glazing with heat control. – Water and heat insulated Terrace Roof shall be constructed.
4. LANDSCAPING
– Benleo Park will be delivered in accordance with the application landscape project with its outdoor
pool and children’s play activity areas. – In accordance with the landscape project, hard ground, vegetation will be done and urban elements will be
used. – External lighting will be made according to the landscape project. – Within the scope of the landscape project, an automatic controlled irrigation system will be built
in accordance with the project in green areas.
5. BLOCK ENTRANCES
– Building entrances will be manufactured by designing a special design. – Lockboxes will be placed for each apartment at the building entrances.
6. IN-APARTMENT SPACES

  • Flooring : 1st class ceramic and/or laminated parquet and/or laminated parquet
  • Wall : Water based paint on gypsum plaster

Bathroom
  • Flooring: 1st class ceramic

  • Ceiling : Water based ceiling paint on plasterboard panel suspended ceiling
  • Luminaire: 1st class luminaire
  • Vitrification : 1st grade vitrification
  • Cabinet : Bathroom cabinet with laminate, lacquer and/or PVC coating and/or wooden coating
  • Shower tray: 1st class acrylic shower tray or ceramic or aquanite
  • Shower cabin : 1st class shower cabin
  • Accessories: 1 towel holder, toilet paper holder and hanger will be installed.
Doors
-Apartment entrance door: Coating and accessories of apartment entrance doors will be designed
specifically for the project. Interior doors: Interior doors shall be designed as polished lacquered painted
and/or pvc coated and / or wooden coated door and/or aluminum framed glass door in accordance with
the project.
Fire door: Fire doors in accordance with the Fire Regulation shall be used in the required places.
7. MECHANICAL
PLUMBING
– Utility water will be supplied from the tank by means of a booster.
– Central heating system shall be installed to meet the need for domestic hot water. – For each independent section, separate hot and cold water meters shall be used on the floors.
Heating System – The building will be heated centrally with natural gas boiler. Independent calorimeter (numerator)
shall be available for each apartment. – Floor heating system shall be constructed in accordance with the project.
Air Conditioning Installation and Ventilation – Infrastructure will be made for air conditioning in the apartments. – Residential WC ventilation will be provided by throwing it into the common exhaust duct with independent ceiling/wall type fans in accordance with the project. – Housing Kitchen hood aspirator connection will be made in accordance with the project
Fire safety system – In accordance with the Turkish Fire Protection Regulation standard, if there is a fire water tank, a fire
extinguishing system shall be installed with TSE or UL/FM or VDS or fire pump with international
certificates. – Fire extinguishing cabinets and fire alarm button shall be made in the floor halls. – Automatic sprinkler fire extinguishing system suitable for the project shall be used in the
apartments and parking lots. – There is a mechanical exhaust ventilation and smoke extraction system in the closed parking lot.
Gas detection (carbon monoxide) and warning system will be placed in certain areas in the parking
garage. – Fire detection, emergency announcement, emergency guidance and emergency lighting system shall be
made in accordance with the fire regulation in the closed parking area.
8. ELECTRICAL STRONG and WEAK CURRENT
INSTALLATION High Current Installation
– The electrical sockets in the apartment will be of the “child protected” type in accordance with the
project. Electrical installation in all houses shall be protected against electrical leakage with leakage
current protection switch.
Weak Current Installation (Fire alarm and Emergency announcement system) – An analog addressable fire detection and warning system shall be installed in accordance with
the project in the apartments and common areas. – An automatic emergency announcement system will be established according to the fire safety
scenario of the building.
Grounding System – Grounding installation and lightning protection installation shall be made in all buildings.
Telephone/TV/Internet Installation – Data and TV sockets suitable for the project will be placed in the apartment. – A fiber optic internet infrastructure suitable for the project will be established. – Tv+ Sat sockets suitable for the project will be installed in the apartments. Dissolved channels
shall be able to be monitored by the user without providing decoder-receiver.
Digital Intercom System
– The apartments will be searched visually from the block entrances and the block doors will be able to be
opened.
Generator
In case of power failure, generator shall be placed to feed all electrical loads in the building and generator
energy distribution infrastructure shall be constructed.
Cameras – Closed circuit camera system shall be installed at building perimeter,lobby entrance, parking lot entrance
and exit points.
9. ELEVATORS
– Elevators in TSE standards will be built in the blocks at a number and speed in accordance with the traffic
calculation and fire regulations.
10. PARKING LOT AND WAREHOUSE
– Parking will be provided for residents in the gated or open parking lot. – Direct access to blocks shall be provided from indoor parking lots. – 1 vehicle will be provided for 2,5+1 and below, and 2 car parking spaces will be provided for 3+1 and
above. – One (1) storage space will be allocated for each apartment in the basement for the residents.
